Buying land is possible, but not 10k land at regular bank rates.

I'm 10 years older than you, started farming at 30. I've been able to make it work twice and am currently taking a serious look at another piece. These are combination farms, so not nearly as expensive per acre, but also not as much return. The only reason they worked was getting FSA financing. 0% down, half the money from FSA at cheap interest (2.5% for the first two, 3.875% now) the other half from a bank. You don't have to be a beginning farmer - you just have to not be able to get the money from a bank (such as not having the down money).

There is a 600k limit on the FSA part though. So if you are looking at lots of acres, or 5 figure prices, that gets gobbled up in a hurry and the numbers get a lot uglier. Recently had a family member sell a farm that lines up pretty close to the numbers in your example. Damn good farm, almost all tillable, and has been in the family for a long time. There was no way I could afford that and the neighbor ended up buying it. But smaller, less expensive pieces are doable.
