Bully for them. What do they have behind them? For grins and giggles let's play. I'm 32. I originally started farming at 26. Anywho. Land around here right now is 10,500 an acre for the land I farm. I want to buy the neighbors 240. I need 756,000 for the down payment. I'm sure I've been able to save 126000 after taxes for the last 6 years. Then I need to finance the rest. Let's go 20 years at 6%. I'm gonna finance 1,764,000 for 20 years. That's 156,000 each year in payments. I hope the whole 240 is tillable. That's $645 an acre. So, realistically, I now need to bring ALL the net off of another 240 acres for the next 20 years to make this doable. If I managed to save 126,000 for 6 years to make the down payment, this may be doable. I'm guessing for the vast majority of 32 year olds it's not. But I'm probably just a low achiever.
