Never have done so before… totally new site. Needing about 125k bu of total storage when all said and done. This will be a waxy corn storage facility. Wanting to start by building my infrastructure (3 ph elec service, drives, etc) and 1 40k bu bin.

Thought would be pay the 40k bin off them immediately build another next to it. Then use the paid off one to pay for the next one then do that again.

Problem is for me to get the first bin up and totally then key its gonna be 150-175k plus a 83-91 foot auger to fill it. seems stupid expensive.

What am I doing wrong? Or am I just too conservative?

If you are this nervous about building a bin, why are you doing it? Is there some sort of waxy corn end-user you will be supplying? Are there special considerations for drying, storing, etc.

Even your max capacity of 125K bu does not need 3 phase power, unless it's running right by your site. That size, with a couple legs, drier, etc., you'll have a handful of 10 hp motors, maybe 3-4 15hp fans, and not much more. We run more on single phase at a couple bin sites and numerous hog barns.

Your plan will entail investing a chunk of money upfront, the drives, power, etc. that you mention, and then you will try to pay for them by using 1/3 of them. Not sure what you are planning, but $4/bu seems high for a 40k bin, but I haven't built a bin since 2020, so maybe that's the cost now.
