The trouble with that system is the non farm heirs think $500 an acre is the going rate for white dirt surrounded by trees.
Then they don't want the trees cut or trimmed as they are needed for the environment.
The nonfarming heirs do not get a say in the rental rate. the owner of the estate sets the rental rate according to crop prices or land values when he sets up the trust.
