Southwest Illinois | The most recent offer I received on an Ameren line(by and large they want to be on Ameren, not some small power coop) was for $3800/acre. I did inquire about it some more. Met with a representative and told them I would sell, but not lease. They offered me $25K, which is kind of the going sales price in my neighborhood, unless it is close to town. I told them that was basically 1:1 and it would take 2:1. About a week ago they offered $32K. Certainly gets you thinking. I do know a lot of solar companies leased land for $1500 to $2500 over the past few years. I just leased about 1/4 acre for a cell tower for a little over $31K annually. I think once the democrats get back in power(hope not, but that seems to be the most likely scenario given the lunatic in the White House) you will see even greater incentives for solar. I would sell for solar, just to avoid paying income tax on the rent and be able to reinvest into other real estate. In the end it comes down to location and how close you have some larger transmission lines. | |
