Yeah, in typical NAT fashion I’m going have 87 guys climbing down my throat screaming “you can’t buy land here for that number for the last 15 years!!” Which is not what I was suggesting at all, but to merely provide a number to go from to make an informed decision. Like you did in your analysis.
