| Aside from the clean up, I can see why these companies prefer to lease the ground.
Most of these companies are probably just getting the deal started and then selling to another that does a different phase of the project.
They can promise to pay a rental fee and not tie up much if any money. They do not have to worry about what the property taxes are, or even paying them.
If the deal doesn't work, they just walk away, never to be seen again. IF the deal works, they have a very high roi, as they have nothing in it. | |
