Theres money to be made, otherwise no one would do it. Point Ive been trying to make is dont plan on making your 20% (10 for you, 10 for management co, if thats your deal) plus being able to cover all expenses PLUS cash flowing a payment. Now if youre using your own money and dont have to cash flow a payment, it looks like anywhere from an OK investment to a cash cow.
