Hennepin, IL | If everything goes smooth, its not a bad gig. Kinda like farming. Nice part is if you have some extra income/cash/equity, you can get into a decent rental, put some sweat equity into it, and have less money tied up than 20 acres likely with a better cash return. Also puts you in the position to capture the appreciation too. Eventually id like to turn our 2 rentals into a piece of dirt. My wife is about ready to do it any time. One is our old house which is a lerfect candidate for a small rental starter home. The other came up for sale just down the street. Bought it private party from a landlord who just wanted out. Needed some work, but its amazing what some paint, flooring, and a few other odds and ends do to a rough around the edges house. Definitely not something I'd advise getting into if youre not at least willing to be your own handyman. Thats the other bonus is you can in a sense pay yourself a chunk of the maintenance/repair budget if youre willing to do things yourself. On the flipside, you can really inflate a repair budget by hiring every little thing. | |
