North Central Indiana | Also kind of relative to area and who you’re renting to. We have a house that’s older but stays maintained good. It just rolls over every few years to recent young guys that graduated high school, work at factories or service shops/trades in the area, don’t want to live at home, and can’t afford or don’t want a nice apartment around here. 4 bedrooms, pretty easy to find 4 guys that want to live together for a few years after high school and are good paying $500/month rent. And we can be more selective, it’s also a small town so we know the families or relatives and things get treated well. You’d be very hard pressed to find a 2 bedroom apartment for $1000/month here so we’re priced fairly imo. And at 2,000/month total it’s not too hard to make some money on the deal. We have a mower that stays there, with a gas can provided. They fill it up and do the mowing. We allow one dog total, no other animals. HVAC company does seasonal inspection. Tenants pay utilities and internet if they want it. 6 years ago we had the furnace and ac replaced as they were 26 years old. This winter we replaced the water heater and got a nicer water softener. Had a guy there 2 years ago that traded labor for rent and laid new flooring. He does flooring as his career. Siding is on deck this summer, a guy that recently moved out does siding and is going to teach the current guys how to do it. Honestly I’d like at least one or two more houses like it. Have looked at a home equity loan to get into another house, would reduce our total income for a bit but we could be aggressive paying on a second one with the way the cash flow looks right now. The kids and their friends love it and we make enough to be satisfied. One thing I’m sure of, we aren’t going to run out of recent graduates looking for a “filler” house around here anytime soon.
Now if we’re talking an apartment complex or rental homes in town or more family focused I don’t think I’d be as excited.
