Lots of difference in what we are really talking about. Size, Amount and Distance..  But if a person had the opportunity to grow investment land dollars,  threw 1031 flips the savings on taxes really offer tremendous growth of land payment dollars tax free. The ag economist should be promoting this option to help get additional land ownership in agriculture.  The tool does have down side potential as of any financial choice..  I personally have utilized 1031 four time over 25 years.  Really did not appreciate the tax benefits till latest 1031 offered me a 1200$ acre coupon.  That was huge savings to buy a tract of land that is cash rented out and strictly and investment.  Just a tool that needs kept in the toolbox. This also is how the original thread started out as the down side of competing against someone like myself that had a coupon.  His statement is and was very true.  Best option is to somehow utilize it ourselves if the glove fits.   

I would love to make a joke about BTO having trouble selling at his price.  But I think Greed still kills the Cat unless that also has been rewritten. Might make the next TV Reality Show Series.  Oh well trying to stay on good behavior.  

This entire thread has had some excellent discussion. 



I've utilized 1031 3 or 4 times.


One thing I didn't consider is some of the farther away pieces are paid for or almost paid for now. So would I really want to sell them if they are paying there way or in a position to help make the payments on a new farm?


A good reason to buy something worth the money even though it's not in the ideal location is that you may wake up 15 or 20 years later and never had an opportunity to turn it into something closer to home.


The time to take advantage of opportunities is when they come along.
