I understand fully what you're saying, you think everything else is inflated more than land cost is. That is 100% false.
Yes there's more than land, seed and fertilizer. Land makes up 40-50% of the budget, seed is roughly 12% and fertilizer is roughly 22%. Everything else combined accounts for approx 20-25% of the budget.
You can put the expenses on a teeter totter with land on one side and everything else on the other. With your previously stated rent numbers, land will have its butt sitting on the ground. It out weighs everything else combined.
You can't ignore the elephant in the room if you want to cut the COP of corn/soybeans in any meaningful way. Anything less just keeps cash rent tenants dependent on govt welfare which they immediately hand over to the landlord.
