We rent from a couple that are lifetime farmers , that just retired. After 3 years of paying a fair rent on their property, the owner, ( who is very good with numbers) road with me in the cab last fall. He said he couldn’t see how we could make a profit, with high fertilizer prices , and low grain prices. We were averaging 235 bpa then , during harvest. He asked if it would be ok to lower our rent by 25.00 per acre ! I didn’t have to think very long on that . We do have a few owners on flex-leases that have only received the guaranteed minimum that last 2 years, that are ok with that so far. I know some will say that landowners should collect the highest possible rent for their area, that farmers will pay . But if you want the property well taken care of, and fertility maintained, it’s a lot easier for the farmer if there is some profit involved.
Sounds like your landlord appreciates your efforts and skill. My dad's two also were always good to him and he was good to them. Great relationship for over 40 years. Many guys tried to sway them (the landlords, you know-the door knockers), but he was never put into the position of needing to make a decision. Not every guy is like what I've read on here. |
