Yes there are short periods of market downturns but over the long haul farmland and gold hold their purchasing power. The 2012 buys were largely still bought with borrowed $ at 3% and cash flowed better than financed land now. I think most land is now bought with cash because there is so much cash in the system in the wealthiest 10% who will someday own almost all the assets.
You would be wrong about most ground is currently being bought with cash. Majority of land sales in this part of the world have a mortgage attached to it , more times than not for the full sale price. |
