I see more fear and uncertainty from the 40 year old group than those who have it all paid for but even those are starting to ask why are why doing this when we can just rent it out when they have nobody behind them.
The 40 year olds like you mention “here” got washed out before we even got to the “bad” times now and it can get a lot worse yet.
