Southern Missouri | Seemed high to me , I had guessed the 160 to bring 6500 plus commissions, these are by no stretch of anyone’s imagination good semo farmland , I would gladly pay 12 and probably more for some good land as close to me as that 160 was ,just have to be just a little different direction to get off the edge of Crowley ridge and have 85 acres of a 160 be waste land , only way to the 85 acres wasteland ( not really even fit for pasture ) if you sold it off you’d have to give easement to new owner across the 75 acres of good part for the guy you sold it to so he could get to it ,no other way to it , I would of hated to give someone buying it for hunting land easement across the farmable part , not a normal situation at all , needed to be cheaper in my opinion, total price divided by the 75 acres of pretty good irrigated part figures over 16000 an acre and that’s too high for me
