This is probably an exception to the rule. I don’t know any “mom and pops” owning twelve homes for investment or rental or property.

I did know an older gentlemen who would buy up old warehouses in downtowns and then refurbish it into apartments and rent/ sell them off and then 1031 those into more

But that was his job.

Not this side hustle he did in retirement
