 Embarrass WI | I'm a landlord now, too. In 2025 I signed a new lease with my only tenant. He had just finished a 5 year lease where the rent payment stayed the same for the whole term, even though land values and rents had risen quite a bit. The new lease was at a higher rental rate, with the caveat that the rental rate could be re-looked at after 3 years. It's a 10 year lease, my tenant put in a bunch of tile this fall. If something happens to me or him the tile expense gets paid back, pro-rated.
So far it's been working well, tenant seems to be living OK(just moved into their new house), and I'm getting a halfway decent return that I can live comfortable enough on without going into my savings. | |
