Im 68 , rented out my first farm in 1993 , first year I was completely submerged in the cotton gin business, renting out land just goes hand in hand with being in the ginning business, cotton growers on your land also bring the cotton off their land to your cotton gin. Never had a tenant that I couldn’t talk to about my land’s fertility and what was going on with it , maybe just a here thing but can’t really imagine renting to someone I didn’t think i could talk to about it , cotton yields are very easy to see as the harvest machine dumps out big 8 ft x 8ft rounds wrapped in yellow plastic about every acre and a half and not hard to figure a yield very close to what it’ll end up being after watching picker do a few acres .Has typically always been crop share rent from cotton land owner to tenant , a whole lot of cotton land here is rented from landowner to cotton gin owner for cash and then gin owner rents to tenants on crop shares . Lot of cash rent been lowered a little here this winter . As far as op question, I would see easy interest in asking about fertility, as far as rest of his expenses I personally don’t see that .
