deep SW On.
My goal after I got established was to try and only borrow money for land .Mortgage money is spread out , operating notes especially are time sensitive to be serviced .

Takes a couple of decades..How things change ,i.e. 60-80% equity 30 yrs. ago would look good , today ,just picking a number $10 mil with 75% equity still means you owe $2.5 mil. which over 20 yrs. amortized @5.5% would need a payment of $206,366 yearly ...Not like servicing $200k...And like Kookier posted , no allowance for property/income tax
