Something else to consider is as farm size has became bigger the amount of land that Farmer Johnson owns has as well. 1980 Farmer Johnson might have owned a 160, now that might be 1200. Farmer Johnson's wife/kids want to dump it after he passes and now a slug of land came on the market in one transaction. Do that 3-5X per county and now the market is saturated. | |
