Yes, a lot of land has been sold that wouldn't cash flow on sale day but a good crop or crops and a little better price for crops made the purchase seem super easy and could be paid for in a short amount of time. Very seldom, if ever has land sold that would cash flow itself on sale day economic factors.


If it is paid for in cash, land will always cash flow.


Money on interest @ 4% will cash flow also and have a higher ROI than Land will @ current land prices. Currently most profitable way to get the highest ROI on land is to have somebody else buy it and loan them the money.


Does a pile of cash appreciate over time outside of the 4% interest you state?

Can a pile of cash at 4% generate other streams of income?
