Don't take on the interest rate risk, you have enough already.
Would disagree with your advice. If had to borrow money to buy ground would not lock in interest for any longer than 3- 5 years .. Doubt if interest would get over 8% in the next 3-5 years. If a person can't cash flow a land purchase @ 8% interest from the operation they have no business buying the ground.
There hasn't been land sold in this area for the last 15 years that will pay 8%.
