All my land was that was bought through a local bank was on a 20 year note but could only lock it in for 5 years. My thoughts were the small local bank would work with you to make things work if things got tough. I'm not sure the large nationwide lenders would do that and farm credit has already proven what they do in a down turn. A little extra interest with a local bank has worked well for us.
