We have two little rooms in a corner of a barn by the working facility. One is a bathroom with a toilet, water heater, stainless counter/sink, shelves, a hot plate for hot water, a coffee pot, and a fridge. We store beverages and meds in the fridge and on the shelves. Toilet is priceless at certain times. This room is kept heated. The other room used to be an office, and is now used as a warm room during calving season with a space heater.

Just build a little room, or even just a shelf with a hot plate and a stainless pot will fix your warm water problem.
