Yes, a lot of land has been sold that wouldn't cash flow on sale day but a good crop or crops and a little better price for crops made the purchase seem super easy and could be paid for in a short amount of time. Very seldom, if ever has land sold that would cash flow itself on sale day economic factors.


I agree with what you are saying but I know of plenty of land that was "stolen" from old guys that didn't have a clue. Like $700/acre for excellent land from his "buddy" about 10 years ago. Any neighbor (and a better friend) would have paid ten times that. Seen it plenty of times.

By the way the "buddy" bought every acre he could. Thousands and thousands of acres. Everyone thought he was sitting real good. Guess what? Left his widow with millions of debt and $200,000 of life insurance that paid some of the daily bills like vet, fuel, electric, etc. The newest and biggest of everything has slowly turned into a line of average equipment that needs replacing.
