I have seen the same thing happen over the last 30 years. I don’t understand it either. But it didn’t stop me from buying some land this past year. It was some that I just had to have. But there isn’t much other that fit like it did. I think that mentality is keeping land up. These land peices will eliminate farmer buyers more quickly I would think. It just takes so much money to buy a piece of land compared to what it took 20-30 years ago. And what we sell isn’t selling for much more. Inputs and machinery are a lot higher.
