I was going to say 12,000? The poor farms here bring 10-12,000/acre. Trees around them and everything. A good farm brings 15-20,000+. Don't bother trying to lay a pencil to the economics of it all, because it doesnt work. Its getting to the point if your going to buy 160 acres you better have 320 acres or more of free and clear land equity and cash flow to lay into it.

It runs somewhere between 2 to 1, and 3 to 1.
