E ND | I don't know how any of this works in your state or with the IRS, but can you put your land in a trust, whatever kind that will survive after your passing and start renting the land out? Get a decent 5 yr or longer lease with a good local operator, or hire someone to do it for you? Name the children as beneficiaries or however ownership of the trust would work and provide them an income stream into the future for you and then your heirs without causing a big fight over keeping it or selling it or anything else. Probably some estate tax benefits to that approach also. Obviously need to engage with a lawyer and/or trusted financial advisor to help with these arrangements and they'll probably have better ideas.
