Mayhem , you may actually do the kids a favour "cashing out" . Dividing up cash is a lot easier than selling Real Estate to settle an estate and having executor/heirs dealing with the taxman,lawyers,ect.
If your finances allow you can gift your kids xx$$ when you sell the farm and the rest is dealt with in your estate .
