what could be going on (this might be more common than one would think) a guy is in financially good shape farming 2,000 acres and maybe a little over equipped. he has a son or daughter wanting to come back to the farm and he just inherited $1.5 million from a old maid aunt. $1.5 million would only buy a 80 (in a $500 rent neighborhood and maybe there isn`t any parcel that "small" coming up for sale) so, that farmer could rent this 1400 acres and not borrow any money to put the crop in, roll the dice, maybe the cheapest corn they`ll sell in the next 3 years will be $5,50 (who really knows) if a bad case scenario they lose $200/a a year it won`t break them. but if things work out, they could be on track to be a farm dynasty. it wouldn`t be for me, but that`s a possible mindset.
