I’ll meet your question with a bunch of questions. Does the farm change hands every 3 years or did a long standing tenant give it up?What’s the yield history? How is the drainage? What is current fertility levels? Is the weather kind in that area or a sum bitch? Is the new tenant flush with cash or rolling the dice for one last hurrah?
