That is all correct. Also, (if Illinois is an abstract state) even if financing has been approved it takes a while for abstracts to be brought up to date to meet lenders rules. Also getting the sellers abstract in order (with multiple owners) can be a process. As you say, if you have a person who has the time to steer , facilitate and expedite this process , is helpful. A simple document can lay on one of the owners desk for weeks before they attend to it. In a perfect world and everyone is diligent , it could go relatively quickly,but 30 days would be amazing if someone could pull that off.

The OP said he was in the dark about financing. I don’t see that the sellers would need details.
