On a clean deal- no hiccups with buyer or seller, I don't think I've ever closed in under 30 days. Never more than 45 though. Usually the hold up is Title Insurance.

Conversely: I made a deal on a parcel with an out of state buyer last July. Purchase agreements were signed early August. Seller ran into problems when she found out that the deed hadn't been cleaned up after one of the previous owners hadn't been removed from the deed after they died. Many years ago as I understand it. Getting a stamped death certificate out of her state has been extremely challenging. Long story short, we all hope to close this week.

In the case of the OP, with really very little known, I think your time frame is MUCH closer to my second example vs the first one.
