How do you know what the buyer is doing for financing? Seems strange you know that but nothing about the rest of the transaction but know their bank and there hasn't been a signed purchase agreement? Yet there is a spreadsheet divvying up the proceeds?? Something stinks...

It sounds like a mess of different parties, splits, expectations, etc. You guys need a attorney yesterday. We also have a trusted real estate agent that I will sometimes pay a fee to keep a transaction coordinated between parties and on track. its worth it sometimes to have her keep all the wheels greased and everyone on task.

Is this 96 acres about set to break the family apart due to conflicting expectations over a whopping 19 acres apiece? If you don't get professionals involved be ready for a very drawn out process and alot of hurt feelings. Someone has to steer the ship and you are headed for an iceberg.
