Subject: RE: Closing on a farm timeline

Latimer Iowa
By "they accepted an offer" do you mean verbally or was there a paper trail established and signatures? What does financing approval mean? Appraisals complete at that time? Is the paperwork being done just by lawyers, is there a realtor, any exchanges? Is the LLC being closed out too and tax implications? Are the lawyers really good or just average at completing paperwork?

3 months from offer to closing is not unreasonable.

Last farm purchase we were involved with, willing parties on all sides and no issues, the seller called me randomly during oat harvest, so late July, on a Saturday afternoon. They didn't have any paperwork started and I didn't have anything lined up to purchase a farm. Just had a lawyer we both knew handle the paperwork and closed in mid December. That is from a verbal offer and verbal acceptance over the phone to paperwork completed without a sense of urgency.
