East Central, Nebraska | on the cash rent side the renter pays all the electricity and also pays for minor repairs. the owner usually pays for major repairs and keeps them insured as a fixed asset of the farm.
in a share crop situation the renter will pay their share of the electricity and the owner will pay their share.
as far as covering a neighbors, i think that can vary drastically. we have an agreement that charges a flat rate for rent and then they pay for their share/percentage of the electricity/fuel. i have seen where a person charges per pass, the good part of that if it gets used a lot you get paid for every pass but last year i had several pivots that didn't move and i still had payments due on them so that isnt always a great way either. | |
