North Mississippi Delta / Alabama Gulf Coast | When I had my rentals, any pets inside forfeited deposit to replace carpet.
Stated clearly in lease, most tried to hide pets but when that toilet plugs or frig quits, I got inside and would document pets. Can’t hide cat box smells.
If tenant replaced carpet with my installer, deposit was returned.
Had rentals for over 30 years and parents had apartments and houses all their life. Being a landlord is a thankless job but can pay well if managed properly.
Big payoff is selling properties and reinvesting that money for retirement. |
