North Mississippi Delta / Alabama Gulf Coast
When land is rented around here, good ground is for corn and cotton. Meaning, just enough input to harvest a crop.
After couple of good crops, beans will follow for 3-4 years effectively using up any inputs left then 2 years of corn/cotton.
Water is what makes money here for the past few years as we are starting year 4 of short rainfall.

PS. It took years of lime, fertilizer and cover crops to ‘fix’ my ‘poor’ ground after being mined for decades.
It is easy to tell when land is mined by the weed bank sprouting after harvest.
