I would be doing some trial and error before I went your suggested route.
Define "modern grain vac" that moves as much as a bag unloaded.
It will cost as much OR MORE than a bag unloader.
You can rent a unloader reasonably.
Unless you want your own. Then you have to let your checkbook do the talking.
