Here, it is near impossible to convince a landlord to convert row-crop land to pasture. I have had those conversations in the past. Government subsidies keep farmers farming and row crop rents competitive and far better than permanent pasture. And if a change in tenant is needed, there's 20 other row crop guys ready to pull in and farm it tomorrow. Plus it would take over a year or two to get water wells, establish permanent grasses, build fences etc. Then you got the risk of buying high dollar cattle to stock it. Get NRCS help and add another year for paperwork and approval. But I agree, if you own your own land (especially marginal land), it is worth the consideration.
