Maybe people that actually buy with cash aren’t the type to advertise it.

Seems to me that after taxes people should be able to buy 2% of their paid for land base per year. Thats not much for a lot of people, but some older folks that have been buying regularly in their career and have a couple thousand paid for acres should be able to pay cash for a 40 every year. If they skip a few years they should have cash for a 160. Bear in mind that there are people with a lot more paid for acres and sometimes they get an unusually profitable year, and there can be some big cash deals. But they probably won’t be advertised.
