The better question is how wise is debt? If you can borrow money at a real interest below what an asset produces you literally can borrow yourself rich. Real interest is the nominal rate minus inflation. Now let’s plug in a true inflation number vs the government bs. The past 44 years in farming at least debt has been genius. I bought a farm in 2020 I still haven’t paid a dime for. As always timing is everything.

"here" cheapest decent land is$20k acre @5% + taxes and some principal amortized over 20 yrs. 0 down is $1572 per acre/yr.
