I think land can be like stocks. Depends on if what you’re buying is already over priced or not. Also land can be used for tax write offs.
Like when my pa came to ms, all the land he bought was poorly leveled and poorly irrigated if at all. But that’s just because people from the delta didn’t know any better, god bless ‘em.
Anyway land appreciated. Paid a dividend. And the improvements allowed for a lot of tax write offs.
It only took them about twenty years but there’s not many good farms in this county that haven’t been properly leveled and irrigated now. Which is a real bummer in my opinion.
I guess my point is that some land that can be bought won’t provide a good roi but some land can really be milked
