they are similar to REITs. I haven't had any clients take advantage of them yet. Their target farmer would be someone who is looking to "cash in" at the end of their farming career and has little to no debt tied with the real estate.

You can exchange land for any type of real property. Have to watch for any depreciation recapture on tile or buildings associated with the property given up since that could still trigger a taxable event for that part of the exchange.
