Thats what we got with the Gaco- leak free.

Again, in the buildings I was working on, I don't want to assume any more liability for customers items than I need to. I don't have keys for any of the units, nor do I want any. Theres also a sense of privacy that some want when they rent a unit from me. And I didn't want to assume any liability for damages. We were fortunate enough to have one customer in each building let us know there were a couple very small leaks. Nothing damaged thankfully. No one else had issues, and I wouldn't have had any idea at all that there were any issues unless a customer had told us. But back to liability: if a guy on the roof dropped a cordless screw gun or a chuck of metal on an old mattress or couch in the unit, thats bad but not potentially super damaging hopefully. Drop that stuff on Grandmas Grandfather clock, now theres an issue. Drop that stuff on the 6 figure Hemi Charger that was being kept there temporarily, that could get extremely pricey.

Had the Gaco not been as effective as it was, the next step was to put a new roof over the old one. Without removing the old roof. Thats doable, and is done frequently on actively rented self storage units. Its not the most preferable route, at least wasn't for me.

But back to the OP- if you don't want to replace the roof, just coat it, from my experience, the Gaco products are very good.
