Subject: RE: Metal Roof Coatings

mercer county, il
I tried fixing and coating a roof once, against the advice I was given. It was a waste of time and money. Thankfully I didn’t re tin it, because a tornado took that shed out a couple years later. Unless you caulk the nail head first, the coatings don’t generally stop the leaks. And if it’s had leaks for any amount of time, probably going to need to replace at least some purlins as well.

Actually just watched a landlord do this. Paid someone to replace the nails with new screws, and paint the roof. 5 years later, paid someone to replace the roof, and sister the purlins.

Just put new tin on. It’s honestly not that much more labor, and you’ll be way, happier with the finished product.
