My $8500 land in 2014 still doesn’t cash flow without a big % down. And it’s “worth” 1.8X what I paid according to recent auctions… and interest is higher now than when I bought it, so the next piece if bought today is just nuts.
$15,000 land with $0.00 down and using current lands equity as DP is $1,200 an acre on a 30 year note at 7%… woof
