Not creek bottom , but upland 500 acres would mainly be wheat here . So 35bu x 4.40 would be gross per acre .. probably take $75-$100 inputs depending on fertilizer program .. Even then not guaranteed 35bu with our weather . But on the bright side if the stars do align 45-55 bu wheat is possible. Usually cash rent would be 35-50$ . Most rent here is crop share 1/3 land owner 2/3 operator.
