While what you say is true, it is out of context for what this thread is about.

Land appreciation is good for one thing. A number recorded on a piece of paper. That’s it. Full stop.

Net worth won’t pay $1 of operating expense.
Net worth isn’t working capital.
Net worth won’t pay the income tax bill established by buying something that an operation can’t afford.
